Bridge loan cost calculator
Last updated
The cost of a bridge loan is more than the rate: add origination points (1 point is 1% of the loan), any exit points, lender legal and closing fees, and interest for the months you actually hold it. Enter the terms to see total dollar cost and the effective annual cost, so you can compare offers with different rate and point mixes.
| Interest over the hold | $550,000 |
| Origination points | $100,000 |
| Exit points | $0 |
| Lender legal and closing fees | $7,500 |
| Total cost of the loan | $657,500 |
| Effective annual cost | 13.15% |
| Monthly interest when fully funded | $45,833 |
| Upfront cost at closing (points + fees) | $107,500 |
Interest assumes the renovation holdback is drawn evenly, so on average half of it is outstanding, the same assumption the lender comparison uses. Points and fees are spread over the months you hold the loan, so a short hold raises the effective annual cost. Third-party reports, title and extension fees are not included.
