Debt yield and DSCR calculator
Last updated
Debt yield is annual NOI divided by the loan amount; DSCR is annual NOI divided by annual debt service. Bridge lenders that lend off the appraisal care less about either at closing, but the takeout lender will test both, so they tell you whether your exit works. Enter NOI and terms to see both and the loan each target supports.
| Debt yield | 10.71% |
| Annual debt service | $770,000 |
| Monthly payment | $64,167 |
| DSCR | 0.97x |
| Loan at target debt yield | $8,325,000 |
| Loan at target DSCR | $5,450,000 |
| Against your targets | Meets debt yield only |
Targets are inputs you set from your takeout lender’s guidelines; this calculator doesn’t assume any market standard. Interest-only debt service is loan × rate. Amortizing debt service uses a standard monthly mortgage payment.
