No-Credit-Check Commercial Bridge Loans

By the Commercial Bridge Lender Match editorial team · Updated · Editorial policy

A no-credit-check commercial bridge loan is sized off the property, not the borrower's credit report or tax returns. The lender underwrites value, income, exit and sponsor experience, then lends a conservative share of as-is value. Some asset-based lenders skip the credit pull entirely, and most private bridge lenders do not ask for personal income documentation.

What "no credit check" actually means in commercial bridge lending

In bank and agency lending, the guarantor's credit score, global cash flow and personal financial statement are central to the approval. Asset-based bridge lenders work differently. Their primary protection is the real estate: if the loan goes bad, they expect to recover from the collateral, so they size the loan to leave a meaningful equity cushion.

Because of that, the borrower side of the file is lighter. Within that group there are two common setups:

  • No credit pull at all. The lender does not run a tri-merge or business credit report. It may still run background, OFAC, litigation and lien searches on the borrowing entity and principals.
  • Credit pulled but not scored. The lender looks at the report for recent foreclosures, open judgments or tax liens, but there is no minimum FICO and the score does not set pricing.

Either way, a past credit event usually does not end the conversation if the property and exit are solid.

No income docs: lenders that size off the property

Every lender on our network is no-income-docs, meaning they do not ask for personal tax returns, W-2s or a personal debt-to-income calculation. That is common in private commercial bridge lending, because the loan is a business-purpose loan secured by income-producing or value-add real estate.

What replaces personal income documentation is property-level underwriting:

  • As-is value from an appraisal, BPO or lender valuation, which drives maximum loan.
  • In-place NOI from a rent roll and trailing operating statements, used for debt yield and coverage checks where the asset has income.
  • Business plan and budget if there is a renovation or lease-up component.
  • Exit: sale, refinance into bank, agency, CMBS or HUD debt, and whether the numbers support it at the end of the term.
  • Sponsor track record and liquidity, often verified with bank statements rather than tax returns.

Who uses no-credit-check bridge financing

  • Sponsors with a recent credit event (a prior foreclosure, a settled judgment, a business bankruptcy) who own or are buying a strong asset.
  • Foreign nationals and investors with thin US credit files.
  • Sponsors whose tax returns show low taxable income because of depreciation and cost segregation, which makes bank DSCR on a global basis look worse than the real picture.
  • Borrowers who simply need to close faster than a full credit and financial review allows.

The trade-offs: leverage, pricing and structure

Removing the credit and income review shifts more risk to the collateral, and lenders price and structure for that. Expect:

  • Lower leverage. Many asset-based bridge lenders cap leverage around 65–75% of as-is value, and the ones that skip the credit pull often sit at the lower end of their range.
  • Higher cost than bank debt. Rate, origination points and sometimes an exit fee add up. A point is 1% of the loan amount.
  • Shorter, interest-only terms. Bridge terms usually run 12 to 36 months, interest-only, with paid extension options.
  • Guaranty. Most still require a non-recourse carve-out ("bad boy") guaranty, and some require partial or full recourse.

What you will still be asked for

No credit check does not mean no documentation. A typical package includes:

  • Entity documents (operating agreement, articles, good standing, EIN).
  • Purchase contract or current payoff letter.
  • Rent roll, trailing 12 operating statement and current year budget.
  • Renovation budget and scope if applicable.
  • Schedule of real estate owned and recent bank statements showing liquidity.
  • Title commitment, insurance quote and, depending on the lender, an appraisal or other valuation.

How to compare no-credit-check lenders for your deal

The useful comparison is total cost and certainty of close, not headline rate. On our compare page you enter the deal once (property type, condition, occupancy, value, NOI, renovation budget and how fast you need to close) and tick the "No credit check" box. You then see every matching lender anonymously, labeled Lender A, B, C, with max loan, rate, points, term and total cost side by side.

You pick up to three. Your first pick has six business hours to confirm, and contact details are released only when a lender confirms. It is free for borrowers. We are not a lender or a broker. More on the process is on how matching works.

Frequently asked questions

Can I get a commercial bridge loan with bad credit?

Often, yes. Asset-based bridge lenders size the loan off the property's value and exit, so a low score or past credit event is less decisive than it is with a bank, though leverage may be lower.

Do no-credit-check lenders still run background checks?

Usually. Even lenders that skip the credit pull commonly run OFAC, litigation, lien and judgment searches on the borrowing entity and principals.

Do I need tax returns for a commercial bridge loan?

Not with the lenders on our network. They are no-income-docs and underwrite the property, the business plan and your liquidity, often verified with bank statements.

Is a no-credit-check bridge loan more expensive?

Generally it costs more than bank or agency debt and may come with lower leverage, because the lender is relying more heavily on the collateral. Compare total cost, not only rate.

How do I find lenders that do not pull credit?

Enter your deal on the compare page and check "No credit check". Only lenders that match that criterion will show in your results.
