How matching works

A lender appears only if its own rules fit your deal: property type, condition, state, loan size, close speed, term and credit. For each one we calculate the maximum loan from its LTV and LTC limits and the total cost over your hold. You sort by fastest close, highest loan or lowest cost; lenders can’t pay to change the order.

1. Who fits

A lender appears in your comparison only if all of these are true:

  • it lends on your property type and condition (stabilized, light value-add or lease-up, or vacant, heavy rehab or distressed);
  • it hasn’t excluded the property’s state;
  • its fastest close is at least as fast as the close you need (7, 14, 21 or 30+ days);
  • it offers your term (12, 24 or 36 months);
  • if you ticked No credit check, it doesn’t pull credit; otherwise your credit score meets its minimum, if it has one;
  • its maximum loan covers the amount you need, and the loan is at or above its minimum;
  • for a refinance, the loan is large enough to pay off your current loan.

Lenders whose pricing hasn’t been confirmed in the last 30 days are left out. When fewer lenders fit, we show you the reasons in plain words, such as “Can’t close that fast” or “Pulls credit”, with how many lenders each one removed.

2. Maximum loan

For each lender, the maximum loan is the lowest of: its maximum LTV times the purchase price (or as-is value for a refinance); its maximum LTC times total cost (price plus renovation budget), when there is a renovation budget and the lender lends on cost; and its maximum loan size. The result is rounded down to the nearest $25,000. If you enter the loan you want, it is capped at that maximum. Try the commercial bridge loan sizer.

3. Total cost

Total cost = interest over your hold period + origination points + exit points + the lender’s legal and closing fees. Interest assumes the renovation budget is drawn evenly, so on average half of it is outstanding. See the bridge loan cost calculator.

4. Order and labels

Lenders are labeled Lender A, B, C by lowest total cost. You can sort by fastest close, highest loan or lowest cost. Each card shows the loan, rate, points, term, extension options, recourse and days to close.

5. Picking and confirming

You pick up to three lenders in order. Your 1st pick gets the deal summary without your contact details and has 6 business hours (8am to 8pm Central, Monday to Friday) to confirm your terms, send different terms, or pass. If it passes or doesn’t answer, the deal moves to your 2nd pick, then your 3rd. When a lender confirms, or you accept its different terms, we introduce you both by email and reveal its name.

6. What we don’t do

Lenders can’t pay to appear, rank higher or be labeled differently. We don’t pull your credit and we don’t share your deal with lenders you didn’t pick.
