Commercial bridge loan sizer (LTV and LTC)
Last updated
Asset-based bridge lenders size a loan as the lower of a percentage of the property’s as-is value (LTV) and, when there is a renovation budget, a percentage of total cost (LTC), capped by their own maximum loan. Enter the value, budget and the lender’s limits to see the loan, which limit decides it and the equity you need.
| Max loan | $7,000,000 |
| Limited by | Max LTV × as-is value |
| Loan-to-value (as-is) | 70% |
| Loan-to-cost | 60.9% |
| Total cost (price + renovation) | $11,500,000 |
| Equity needed before closing costs | $4,500,000 |
| Cap rate on price or value | 6.00% |
| Debt yield at this loan | 8.57% |
Rounded down to the nearest $25,000, the same way the comparison sizes loans. When there is a renovation budget, lenders usually hold it back and release it in draws, so the amount funded at closing is lower than the max loan. Lenders set value from their own appraisal or valuation, not the borrower’s estimate.
